Home Purchases

When most people think about a Realtor, their first thought is a professional to help guide them through buying or selling their home. While I have exponentially expanded my expertise, selling real estate is still the foundation of my business. 


Whether by phone, video call or in person, I like to start with an initial consultation with potential clients. My goal is to understand their experience and expectations, so I can best guide them through the process, based on their individual circumstance (first time home buyer, move-up buyer, empty nester, luxury, etc.). Once I understand my buyers’ financial position (cash or finance and budget), we can begin the discussion of wants versus needs, and what the real estate market will offer in different communities on the mountain to meet those desires. 


Timing is also a major consideration in our area. While some buyers already live here, others are considering a relocation, whether full or part time, and may be working with a job relocation, retirement, selling another home, budget constraints, or just processing whether our location is the right one for them. I am uniquely patient and offer unlimited support to my clients through this transition, and I’m here to help you in your own timing. Hand in hand with your timeline, I will coach you on best practices for searching, offering and negotiating to win your new home based on our limited selling season on the mountain.


Once we have the basics ironed out, we begin the fun part. I will get you set up on an MLS drip search, identifying possible homes for you to consider. Then we’ll start visiting homes until we find and secure a home for you. 


My extensive history in real estate will provide strong support throughout your purchase, from negotiation to contract execution, inspections, financing/appraisals, contingencies, and finally closing. Of course, don’t let this short list fool you. The list of things I, and your closing team (lenders, escrow officers, inspectors, appraisers, cooperating agents, etc.), manage behind the scenes is numerous. We are here to take as much of the stress and pressure off this process as humanly possible, so you can enjoy the thrill and excitement of buying your new home.

Listings

I won’t lie, selling your home can be stressful. There are many extenuating circumstances that may convolute the process. Do you need to simultaneously buy your new home and sell your current home? Are you in a financial time-crunch to sell? Are you relocating? Are you wondering whether to sell your home furnished or empty? Do you need to sell now versus waiting for our selling season? 

I’m here to listen and help. The more honest you can be with your situation, the better I can guide you to the most optimal outcome. I pride myself in being brutally, but professionally, honest with my clients. I don’t want to sell them a bundle of hopes and dreams if it is not the reality of the situation. I believe that when my clients know the truth, and their options, they can make an educated decision that is best for them. With my guidance, and your decisions, we’ll lay out a strategic plan to obtain your goal. 


Once we have our strategies laid out, I’ll begin marketing your property. First, I’ll send a photographer to your home to take professional photographs, and possibly video, of your home. Second, I am a Member of both the White Mountain MLS as well as ARMLS (Phoenix metropolitan area) and will list your property on both systems. This will aid in putting your home in front of Realtors helping buyers both locally and those looking for second homes or to relocate. 


Subsequently, all MLS systems automatically populate to all of the popular online search sites like Zillow, Homes.com, Redfin, etc. Within 24 hours of your home hitting the market, I will put a sign on your property. Additionally, I advertise my listings in real estate magazine publication(s) when seasonally appropriate, and network with local agents to market your home. Other unique options may be utilized based on the specific needs of your home.


Of course, once we get an offer on your home, I will aid in negotiations, and assist you throughout the process regarding buyer inspections, repairs, appraisals, title issues, and all the way through closing. As I’m sure you understand, this is an over-simplification of my duties to you as my client, and I will be there along the way to walk you through every step. Land

Are you considering buying land? Maybe you want to secure a piece of land for your future dreams before you are priced out of the market? Perhaps you are ready to construct a manufactured home or custom home on your lot? I’m here to help. 


The extreme variations in the price of land can be very confusing. Our market is unique wherein we have land in outlying areas that today’s pioneers want to use for off-grid living; acreage just on the outskirts of town for modest homes; trees versus no trees; lots in established older neighborhoods; and pristine lots in prestigious communities with HOA’s. I can guide you through the differences and help you determine which area is the best for your goals and budget. 


Many buyers think that buying a piece of land is easy. Think again. There are many things to consider: zoning, setbacks, deed restrictions, availability of utilities and the cost to install them, well prices, whether a property will perc for a septic, and more. I see so many parcels of land come back on the market shortly after purchase because the buyers didn’t have a knowledgeable Realtor represent them. 


Most land on the mountain will need a septic system. There are parcels of land that just won’t perc (qualify for a septic). Then, whether it does perc, or you have to go with a significantly more expensive alternative system, will your house still fit on the lot? Septic systems take up a sizeable portion of your lot, and between that and your setbacks, it leaves no room for your house. Whoops! 


There are many other factors to take into consideration. How much will it cost to drill a well? Should I just haul water? How is the topography (slope – remember, we live on a mountain) going to affect my build? Understanding the areas, and development of the lot, and how that will affect my future ability to sell the home someday? Don’t over build or under build for the area. You need someone to guide you so you don’t make an expensive mistake.

In addition to lots that are listed on the MLS for sale, I do have some connections in a few communities to match you with off-market lots in subdivisions. New Construction

I consulted with many clients on the construction of their home, from small cabins to manufactured homes, to full customization of a luxurious get-away in the trees or on a golf course. I work with individuals trying to navigate the process themselves, as well as investors who want to make a buck in real estate development. As your project manager, I can help you secure the right lot (or build on your own lot), match you with vetted builders, guide you through the drafting of your floor plans, help you select your exterior colors and materials, and support you in financing or HOA approval (if applicable).

Remodeling

Shows on channels like HGTV, as well as the DIY boom, have launched a massive remodel surge. While some homeowners like to take on the challenge, primarily due to the affordability of doing it themselves, many find it is not as easy as they first assume. Even little projects, like painting or changing out fixtures, can be time-consuming. Then you start thinking about remodeling your kitchen or bathroom, and now you need a professional to assist you with cabinet design, countertop installers, flooring, plumbing, electrical, etc. And what if you want to add a guest house to your property? Now you need a General Contractor qualified to build the addition. 


Working with builders in my construction division, I have contacts that can assist you. Let me refer you to a trusted builder that has established a remodel division within their company. While they will happily assist you with smaller projects, the larger projects are more up their alley. I’d love to talk to you about the scope of work you are considering and then put you in touch with a contractor to meet you at your home and give you a price for your remodel. 

Financing

While there are people with sufficient savings and investments to pay cash for their home in the White Mountains, many buyers need to finance their purchase. Most buyers would have no way to afford a home without a loan. Sometimes, even very wealthy, seasoned investors will leverage their cash position and use other people’s money to purchase real estate rather than dip into their successful investments. 


Depending on your needs, I have contacts with banks, mortgage brokers, private lenders and hard money lenders ready to assist you with your financing needs. They have loan products for things such as: first-time homebuyers, vacation/second homes, investor purchases, construction loans or lot/home construction packages. Once we have our initial consultation and I understand your real estate goals, I can refer you to an appropriate lender to facilitate your purchase.
